Do NOT Trust These Realtors in Dominican Republic

I get realtors reaching out to me ALL the time.

I’ve learned how to sniff out some bad ones from the good ones.

There are a few key attributes that, to me, erode trust and make me NOT want to work with that realtor.

Let me share 3 in this article:

#1: They Misrepresent the Price

There is a large firm that is considered reputable here locally, but they annoy the hell out of me.

Agents often post videos on their feeds with a VERY low price for the obvious value theuy’re promoting.

And they don’t disclose CLEARLY that the price they’re showing is the down payment.

You have to dig to find the actual language that discloses that fact which really doesn’t feel good when you’re thinking about working with a realtor.

I say avoid them at all cost.

Who are they?

That’s the sort of thing I disclose in my live calls in the DR Inner Circle.

Take the bite out of rising vet costs with pet insurance

Veterinarians across the country have reported pressure from corporate managers to prioritize profit. This incentivized higher patient turnover, increased testing, and upselling services. Pet insurance could help you offset some of these rising costs, with some providing up to 90% reimbursement.

#2: They Leave Expired Listings on their Website

Look, mistakes happen and I have no issue if someone forgot to delist a property that sold.

But then there’s the realtor that leaves the listing up on purpose.

Why?

Oh it’s easy!

“Punta Cana Village 4 bedroom villa for $475,000”

Mind you, the price is on average double that in PCV.

But hey - how do you know?

In fact, you see that and start to question if this gringo has been lying to you the whole time!!

Then you call - and the realtor says ‘oh i’m sorry, that was sold some time ago BUT I have this condo/villa/ property…’

It’s a bait and switch technique that is very frustrating and again, erodes trust.

When you trick me into your CRM, I’m not a fan.

And the above actually happened (complete with someone blasting me for being a liar because I said you can’t get that property for $475,000 and it’s likely an expired listing … the humble pie that person ate was SO damn tasty 😄 )

#3: They’re Promising You AirBNB Will Work

I have a video coming soon about the likely correction coming to Dominican Republic and SPECIFICALLY which area and sector.

The reason for said correction is bad realtors leveraging AirBNB incorrectly.

I’d be mindful of the word ‘just’ with these realtors.

Like ‘you buy, use it when you want and JUST airbnb the rest of the year!’

So simple right?

WRONG!

Airbnb works but only in certain areas and situations.

  • Coretecito

  • Corrales

  • Beachfront Cap Cana

Those are some areas you can do well short term renting your condo or villa.

Probably not in Vista Cana (but long term rentals are hot there now!) and other areas downtown where there’s PLENTY of supply and no beach in sight.

Be VERY wary of realtors overusing AirBNB.

I’d rather they say ‘if AirBNB is your goal, it has to be here and this budget’.

Why More Investors Are NOT Coming to Dominican Republic

CNN recently featured World Emblem in an article about manufacturing in DR.

In short, the logo manufacturer is moving 30%+ of their production to Santiago soon and talked about why DR and why more companies aren’t coming to DR.

The same day that this released, I interviewed the CEO of World Emblem to ask about jobs, impact, the future and why DR.

That ENTIRE interview is available exclusively in the DR Inner Circle.

Here’s a few things he said:

  • Tariffs impact DR less than other countries

  • DR is politically stable

  • Nearshoring just makes logistical sense

So why is no one else coming?

“They haven’t heard of DR as a manufacturing hub”

The duty free zones, willing labor force, manufacturing for companies like Hanes and other large brands just isn’t widely known.

In fact, the CEO told me and CNN that ChatGPT was central to him discovering DR and the entrepreneur and business community here are what sold him.

He told me came, and two days later committed to building a factory.

Just like that!

Imagine what is going to happen when everyone else catches on!
