It's FINALLY Here!!

I’ve been talking about it for MONTHS and now, finally, the contract has been reviewed and I’m letting everyone know how to get their piece of the next big destination in DR!

Below, I’ve outlined a TON of relevant details and answers to questions.

But let me give you the TLDR:

  • This land is in Magua, beach view, about a 15 minute drive to Playa Esmerelda

  • Boardwalk Developments owns the land - Cheryl Henderson’s company

Here are deeper details:

#1: Clear Title

The lot of land being sold had 5 separate titles which were consolidated into one brand new clear title. That's what took this long to get done!

#2: Boardwalk is on a Payment Plan

The seller has agreed to a direct financing deal with Boardwalk for their acquisition of the land. As payments are made, mroe of the land is released to Boardwalk by the seller until the land is fully paid off.

#4: Discounted Legal Fees for the Inner Circle

If you choose to use Gabriel as your attorney, his flat fee is $750 HOWEVER for Inner Circle members, that fee is reduced to $700.

#5: Final Terms for Purchase

Until July 31, the price per sq meter is $57 and change which means:

  • Small lot - 350 sq meters: $20,000

  • Med lot - 500 sq meters: $28,500

  • Lux Lot - 1250 sq meters: $71,250

The final terms offered are as follows:

  • $1000 down to reserve and choose your lot

  • $4000 due at time of contract signing

  • 30 month payment plan (small lots - $500/mo)

In total, you'll be putting $5000 down within the 30 days or so - the $1000 immediate locks it in for you and then the remainder at contract signing is the total down payment.

If you pay all cash up front, the price is discounted (less than $20,000) and if you buy multiple lots there's a discount as well.

#6: Other Costs and Timelines

Boardwalk has a 3 year time horizon to have the land ready for buliding. At that time, the land owner will have an additional 2 years to begin building (5 years from now before you need to build).

After the 3 year delivery of the land, at that time there will be an HOA fee which will be a TBD flat rate for each lot size (not size of home). I'm told the HOA will be 'nominal'.

#7: Building Conditions

Boardwalk will NOT be building individual homes - they instead will have a list of approved contractors and anticipate the starting price to be around $100,000 for a home build.

Financing will be up to the developer selected by the land owner and there will be a few designs and terms that developers need to abide by to ensure the community achieves the right aesthetic and balance.

#8 Deadlines

To be clear, the current pricing and terms are relevant through July 31. As the project gets closer to completion, the payment plan shortens and the price goes up.

In other words, Boardwalk is seeking to deliver every lot with them all being paid off 3 years from now .. so if someone chooses to invest in 1 year, they'll have much less than 30 payments they need to make at a higher price monthly based off a higher price of the land at that time.

Also there are a little over 500 lots TOTAL that are up for sale. There may be more later, but this pricing and these terms apply to 500 vs the initial 1000 anticipated.

RISKS:

#1: Default

The biggest risk from my perspective is Boardwalk defaulting on the payments due to the sellers of the land. If for whatever reason they stop making payments, our investment is likely gone (pending obvious legal actions at that time)

For me personally, I understand that risk and I'm not going to risk what I can't afford with this or any investment. And more importantly, I consider the reputation of Boardwalk and Cheryl and for me, they check the boxes of being reputable, having completed projects and having appropriate financial backing and experience. But that's for each of us to asses on our own

While a risk, I don’t see it as a high risk personally.

#2: Individual Contract Language

Gabriel is reviewing my contract now for purchase of a luxury lot. I'm a fan of having an attorney - I think it's worth the investment.

For each of us, consider if you want legal counsel and more importantly, who that will be.

The develoer and attorney are both referred by me. If you prefer to have someone completely independent to handle this legally for you, that makes sense to me.

If you prefer Gabriel, go for it.

I've negotiated a referral fee for myself with both Boardwalk and Gabriel for context so understand that I have an interest here. I ALWAYS want that to be crystal clear and I ALWAYS advocate for your own due diligence.

Let me know if questions! But honestly, the best thing to do is click the link and ask questions of their AI agent 'Sophia' and if you get to a point of needing a human contact at Boardwalk, they'll have that option in their workflow.

Because the master list of people interested is well over 1300 now, they needed a system to interact on basic questions and save the human contact for reservation discussions.

Last thing! Be sure that ALL OF THE ABOVE is what you get from Boardwalk.

Ask them these things, get clarity, ask Gabriel as well or whoever your attorney is. I'm sort of saying 'this is my full understanding but be sure I'm getting it right'.
