Here’s my take on Miches, and it’s simple:
Buy the land and sit.

I don’t know if I’ll move there one day, sell it, or buy more. What I do know is this: I want to buy while it’s low, knowing it will go high. That’s not a guess—it’s a pattern. And the proof is already right in front of us.

Why Miches? Why Now?

This summer alone, three massive resorts just opened:

  • Zemí Miches, Hilton Curio Collection

  • Secrets Playa Esmeralda (Hyatt)

  • Dreams Playa Esmeralda (Hyatt)

On top of that, the Four Seasons is opening in early 2026. Add in government and private investment north of $700 million for roads, utilities, and infrastructure, and you’ve got the clear beginnings of a brand-new ‘resort cluster’.

If you’ve ever wondered what it would have been like to buy in Punta Cana before the resorts, this is it.

Punta Cana: The Playbook

Back in the late ’60s, Frank Rainieri and Ted Kheel bought what’s now Punta Cana for about $200,000. That was roughly 58 million square meters of land—pennies per meter.

Fast forward to today:

  • Punta Cana Village land: ~$450/m²

  • Cap Cana beachfront lots: $600–$800/m²

That’s an 87,000× to 165,000× multiple. And it didn’t happen overnight. It happened because resorts showed up first, and everything else followed.

Miches: Today’s Numbers

Here’s what’s happening right now in Miches:

  • Inland tracts near town: ~$65/m²

  • Oceanfront parcels at Playa Esmeralda: $200–$300/m²

Compare that to Punta Cana’s $400–$800+/m² range today, and you can see the spread. Even just catching up to “average” Punta Cana land values would mean 2.5× to 5× upside.

The Miches Legacy Project

This is why I’m hyped about the Miches Legacy Project with Boardwalk. It’s a chance to get in early—not on a finished condo project, not on a resort with high HOA fees—but on land. Pure, simple, appreciating dirt.

NYC - Let’s Meet This Weekend!

As I type this, I’m mid-flight from PUJ to JFK.

The purpose of this trip is to attend a YouTubers event hosted by a creator group called ‘Colin and Samir’…

BUT

While in town, I wanted to explore and meet people since SO MANY that watch and follow my journey are NYC based.

Here’s my schedule:

  • Friday night - Radegast Biergarten in Williamsburg Brooklyn

    • Hanging out for a few hours

    • No agenda

  • Saturday - Armory in Washington Heights

    • BHD Real Estate Conference

    • Arriving around 11am

  • Saturday Afternoon - Mottley Kitchen in the Bronx

    • 3-8pm event hosted by Boardwalk Developments

THIS Is Why Expats Won’t Last ONE YEAR in DR

We met a new family that moved to DR from NYC recently.

This past Saturday, they along with me and 3 other friends spent time together and a challenge was issued to those living here or a while (we ranged 3-20 years in DR)…

“What’s one piece of advice you’d give our new friends about living in DR?”

The thoughts flew around the table and it was funny, interesting and VERY real.

Especially one piece of advice given by a 4 year expat that slapped me upside the head and made me want to share it, along with 11 other pieces of advice we shared that night … with you!

Off to NYC! Hope to see anyone that wants to meet up either in Brooklyn, Washington Heights or the Bronx.
